10-Point Checklist for Choosing a Renovation Contractor

Hiring the wrong contractor is one of the biggest (and most expensive) mistakes a homeowner can make. Use this checklist to protect yourself and find a reliable professional for your renovation project in Ontario.

1. Verify Their License & Insurance

In Ontario, contractors should carry a minimum of $2 million in general liability insurance and WSIB (Workplace Safety and Insurance Board) coverage. Ask for certificates and verify them directly with the insurance company.

2. Check for a Physical Business Address

Legitimate contractors have a real business address — not just a P.O. box or cell phone number. Visit their office or shop if possible.

3. Read Reviews (But Read Carefully)

Check Google Reviews, HomeStars, and the Better Business Bureau. Look for detailed reviews that mention specific projects, not just generic praise. Be wary of contractors with only 5-star reviews and no details.

4. Ask for References & Photos

A good contractor will happily provide references from recent clients and photos of completed projects similar to yours. Call at least 2–3 references.

5. Get Everything in Writing

A detailed written contract should include: full scope of work, materials and specifications, total price with payment schedule, start and completion dates, warranty terms, and change order process.

6. Never Pay More Than 10-15% Upfront

A common payment structure is: 10-15% deposit, 30% at framing, 30% at rough-ins complete, and final payment on completion. Never pay the full amount upfront.

7. Ask About Permits

A reputable contractor will pull all necessary permits and arrange inspections. If a contractor suggests skipping permits to save money — that's a major red flag.

8. Get Multiple Quotes

Get at least 3 quotes from different contractors. Be wary of quotes that are significantly lower than others — they may be cutting corners or planning to add costs later.

9. Check Their Communication

How quickly do they return calls? Are they clear and professional in their communication? Good communication during the quote stage usually means good communication during the project.

10. Trust Your Gut

If something feels off, it probably is. Choose a contractor you feel comfortable with and who takes the time to understand your vision.
